The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national headlines as if they apply to you personally.

In markets where developers managed to bring inventory to market faster than demand absorbed it, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.

Boyd is a name you might hear from a lot of agents right now, because the buyers getting deals done tend to know exactly what they want and why. That is not a personality trait. It is a preparation habit.

Shop at least three lenders before you commit to one. A 0.25 percent gap between two lenders’ quotes adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.

The appraisal is the lender’s check, not yours. If the home appraises below the contract price, the lender will only finance against the appraised value. Ask your agent whether recent comparable sales support the price you are offering.

Price matters, but terms matter too. Deal structure has won more competitive situations than overbidding has.

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.

Buyers who take the time to research properly tend to find that there are still good properties available at realistic prices. Before you commit to a direction, browsing homes for sale and market resources can sharpen your picture of what is actually available in your price range.
